Annual Report: Petersfield Housing Association (PHA) 2009

Despite the very difficult economic climate throughout 2009 Petersfield Housing Association (PHA) has continued to develop and grow as a business, achieving everything and more that we had set ourselves in the Business Plan.

Following a full governance review during 2009 we welcomed our new Chair, David Walsh on to the Board. David has wide experience in the field of social housing and is a highly experienced senior manager who has extensive Director level experience in both Housing Association and Local Government sectors.

In January 2009 PHA successfully took on the management of 8 properties on behalf of Rogate & Terwick Housing Association.

In early 2009 we undertook a 100% resident’s survey to ascertain where we need to improve our services. The excellent results showed that PHA is in the top quartile for performance against benchmarking statistics for housing associations nationally.

We have produced a series of information leaflets for our residents and have provided several opportunities for our residents to become more involved in our business. This will be further developed and strengthened during 2010.

Several highly successful projects have been delivered to strengthen and support local communities. During May, we organized a very successful ‘Neighbour Day’ at Paddock Way in which over 15 households were represented. There were many attractions for our residents, including a pigeon race, face-painting, hook-a-duck, power kites, a presentation by Canine Partners and also a ‘jubilee-style street picnic lunch’

In October, PHA joined together with Radian to facilitate ‘Make a Difference Day’ with an emphasis on improving the overall look of the estate at Deans Dell. Whilst several skips were hired to give residents an opportunity to have a clear-out of any old rubbish, there was also a big ‘bulb-plant’, in which many of the resident’s children enjoyed planting flowers in time for the spring.

In order to achieve such excellent results we have worked in partnership with several agencies to include the Police, East Hants District Council, CAB and Radian and would like to thank them for all their support.

Development of new properties to help tackle housing need in the area remains a high priority for PHA and we will continue to work closely with East Hants DC to deliver new homes in 2010.

Despite the very challenging times for all housing associations PHA is responding positively to those challenges and we therefore look forward to another exciting and productive year in 2010.
